Residential home inspections for home buyers: This is a full home inspection, per TREC guidelines, for a home buyer before the closing of the home.
Pre-listing home inspections for home sellers: This is an inspection for the Home Seller to make them aware of any issues that may need to be addressed before putting the home on the Market.
Residential New Construction Phase inspections: This consists of an inspection at the completion of each phase of construction. A phase inspection consist of 3-4 separate inspections.
Residential New Construction Final inspections: This is a final home inspection after construction is complete.
Residential 1-2 year warranty inspections: This is a full inspection completed before the builders warranty expires on a home.
Wood Destroying Insect Report (Termite Inspections): This is the Texas Official Wood Destroying Insect report.
What to Expect on the Day of the Inspection:
A typical home inspection will take from 3 to 4 hours depending on the size of the home that is being inspected. The home inspection will cover all aspects of the home including the roof structure, foundation, plumbing systems, electrical systems, HVAC systems, appliances as well as some optional systems such as lawn sprinklers, swimming pools, and more.
To help the inspection to go smoothly, we recommend that all utilities be turned on and all pilot lights lit (Electric, Gas, Water).
At the conclusion of each inspection, the inspector will do a complete walk through with the client. This is a chance for the inspector to explain typical maintenance procedures and point out any issues that were found along with possible solutions. This is also a chance for the home buyer to ask any questions they may have regarding the home.
